What a shed builder does that a flat-pack doesn't

Off-the-shelf sheds come in fixed sizes and thin cladding. A builder can make a shed to the exact width of an awkward corner, raise the ridge so you can stand up inside, and use thicker tongue-and-groove boards, a proper felt or EPDM rubber roof, and pressure-treated bearers. Most will also lay the base, which is where cheap sheds usually fail.

Common builds

  • Tool and garden storage, typically 6×4 ft to 8×6 ft, single door, apex or pent roof.
  • Bike stores with a wide double door and lockable hasp.
  • Potting sheds with a run of glazing down one side and a fixed bench.
  • Corner and side-return sheds made to measure for narrow plots and terraced houses.

What affects the price

Floor area, cladding thickness (12 mm shiplap is entry level, 19 mm tongue-and-groove is sturdier), roof covering, number of windows and doors, and the base. A concrete pad or timber frame base on a sloping garden can cost as much as a small shed, so tell the builder about the ground.

Do I need planning permission for a garden shed?

Usually not. Most sheds fall under permitted development, provided they are behind the front of the house, single storey and within height limits (2.5 m if within 2 m of a boundary). See our planning permission guide for the details and exceptions.

How long does a built shed take?

Most garden sheds go up in a day once the base has set. Made-to-measure sheds usually have a lead time of two to six weeks for the panels to be made.

What base is best?

A level concrete pad or paving slabs on compacted hardcore suit most sheds. Timber bases on adjustable feet or ground screws work well on slopes and avoid digging.
